Industries accelerate the physical development of villages by creating employment and improving infrastructure, but they require careful planning to prevent environmental degradation and preserve rural identity. Accordingly, the objective of this research is to examine the role of industries in the physical development of suburban villages (case study: Fuladshahr, Isfahan). This study is applied in purpose and combines quantitative and qualitative methods, conducted through a survey-based descriptive-analytical approach. The required data were collected through documentary studies and field questionnaires. The statistical population consists of two groups: a) 356 residents of Filoor and Rahmatabad villages (selected using Cochran's formula from a population of 4,850) and b) 20 experts (professors, managers, and elites) selected through purposive sampling. Data analysis was performed using SPSS software and the Delphi technique. This research first employed the Delphi method and a survey of 20 experts to localize physical sustainability indicators, establishing a structured consensus on criteria such as economic, spatial, and housing market mobility. The results showed minimal differences in opinions between the first and second stages, with the greatest discrepancy (0.018) related to the economic criterion. The t-test results indicated that the status of all components and criteria examined, based on the obtained mean values, was favorable, with most indicators scoring above the average threshold (3). Correlation and regression analyses confirmed a significant relationship between industrial facilities and physical development criteria, with housing market mobility (total effect of 0.166) and land-use pattern changes (0.250) being the most impacted. Additionally, quality of life and public space criteria were in good condition, though challenges such as environmental pollution and adaptation to climate changes require targeted interventions. These findings underscore the key role of industrial facilities in the sustainable development of villages around Fuladshahr.
